Feature Home of the Week

Had your heart set on winning a Spruce Kings Show Home, but your number hasn’t been drawn … yet?

Don’t worry, you can move into a wonderful Spruce Kings Show Home without waiting for the next draw date.

The 2005 show home is on the market and you can move in as soon as you close the deal. This show home still shows very, very well. And the show starts right from the curb when you head up the tree-lined, paving-stone driveway.

“It’s pretty sweet,” says listing realtor Joe Postnikoff of Boardwalk Properties. “I really like that house.”

Located on the Aberdeen Glen Golf Course, just eight minutes from town, it is unique in that it has a huge backyard, which looks over the seventh green of the golf course.

“There’s no one behind you, no one to the left, just one house on the right,” says Postnikoff.

The master bedroom looks out over the golf course as the does the deck at the back.

The house is just over 3,000 square feet on an extra-large lot, more than 9,000 square feet (840 square metres).

The house has five bedrooms and three baths and a walk-out basement that takes you to that backyard looking out over the seventh green. The covered patio below has a natural gas hookup for your barbecue and an entrance to the backyard makes it a great place to entertain.

Upstairs you'll be treated to nine-foot ceilings.

“(The cuurent owners) just re-sanded all the large hardwood flooring,” he says, adding the hardwood is larch.

There is a gourmet style kitchen.

“The appliances are all Frigidaire Professional, which is the highest grade Frigidaire offers,” he says, which are currently excluded from the price but can be negotiated.

There is a 20' x 10' covered deck with views of the course.

There are three large bedrooms upstairs, including the master, which includes an ensuite and a walk-in closet.

Downstairs there is a games room, office, two more bedrooms, a three-piece bathroom with a heated floor and incredible theatre room. The theatre room comes with a new projector, amp, and 106-inch screen. It can be movie night every night or, if you’re into sports, there’s no better place to watch the FIFA World Cup action.

The garage has industrial-size heaters, which are left over from the show home days. The house has air conditioning and in-ground sprinkler system.

This home can appeal to a broad spectrum of buyers, says Postnikoff. At five bedrooms, it can certainly be a new home for a growing family. However, it can also appeal to a retired couple, as it is on the golf course and it is a rancher-style house.

“Ranchers are super desirable,” he says. “Not having steps to your master and your kitchen is nice. If you want to you can go downstairs, but you can pretty much be self-sustaining on that one floor.”

He adds the downstairs, which has daylight windows and ground level walkout, could easily be transformed into a suite.

“There is so much privacy,” he says. “The previous owners worked with Aberdeen to build a fence (on one side of the backyard) that even adds more privacy,” he says.

There will be an open house June 24 with 94.3 The Goat live on location. Be sure to check it out, or if you can’t wait, contact Joe Postnikoff, which might be a good thing …

“The prince-point is good as well,” he says. “We’re priced to sell. I don’t expect it to be on the market very long with the price it’s at.”
